N\u00eb apartamentet e reja n\u00eb zonat rezidenciale n\u00eb Vlor\u00eb dhe Sarand\u00eb, sipas agjencive t\u00eb pasurive t\u00eb patundshme, \u00e7mimet e apartamenteve jan\u00eb rritur 40% m\u00eb shum\u00eb krahasuar me 2022.<\/p>\n<p>N\u00eb bregdetin e Durr\u00ebsit dhe Qerretit, \u00e7mimet e pronave n\u00eb vij\u00ebn e par\u00eb jan\u00eb shtrenjtuar 15%. Agjencit\u00eb e pasurive t\u00eb patundshme pohuan se arsyet kryesore t\u00eb rritjes s\u00eb \u00e7mimeve jan\u00eb k\u00ebrkesa e lart\u00eb nga t\u00eb huajt dhe shtrenjtimi i materialeve t\u00eb nd\u00ebrtimit.<\/p>\n<p>N\u00eb resortet turistike, q\u00eb kan\u00eb nisur punimet k\u00ebt\u00eb vit, si n\u00eb Orikum t\u00eb Vlor\u00ebs apo Sarand\u00eb, \u00e7mimet e apartamenteve variojn\u00eb nga 2,500 deri n\u00eb 3,500 euro p\u00ebr met\u00ebr katror.<\/p>\n<p>Rritje t\u00eb lart\u00eb ka edhe p\u00ebr \u00e7mimet e vilave. Vilat elitare n\u00eb bregdet po shiten me \u00e7mimin e 1,6 mln eurove, 33% m\u00eb shum\u00eb se vjet.<\/p>\n<p>Shtrenjtohet Durr\u00ebsi, Golemi dhe Qerreti 15%; Me \u00e7mim ekonomik, vet\u00ebm nd\u00ebrtimet e para 15 viteve<\/p>\n<p>Edhe k\u00ebt\u00eb vit, \u00e7mimet e apartamenteve n\u00eb zonat bregdetare t\u00eb Durr\u00ebsit kan\u00eb vijuar tendenc\u00ebn e rritjes.<\/p>\n<p>Shtrenjtimi m\u00eb i lart\u00eb \u00ebsht\u00eb p\u00ebr pronat n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit, q\u00eb kan\u00eb arritur nivelin maksimal prej 1,500 euro\/m\u00b2 nga 1,300 euro q\u00eb u shit\u00ebn vjet (rritja 15%).<\/p>\n<p>N\u00eb vitin 2021, maksimumi i \u00e7mimit p\u00ebr nd\u00ebrtimet e vij\u00ebs s\u00eb par\u00eb p.sh., n\u00eb zon\u00ebn e Shk\u00ebmbit t\u00eb Kavaj\u00ebs arrinte deri n\u00eb 750 euro.<\/p>\n<p>Agjencit\u00eb e pasurive t\u00eb patundshme pohojn\u00eb se \u00e7mimet n\u00eb bregdetin e Durr\u00ebsit kan\u00eb arritur pikun dy vitet e fundit dhe nuk parashikohet m\u00eb rritje.<\/p>\n<p>Ekspert\u00eb t\u00eb tregut shtuan se k\u00ebrkesa nga t\u00eb huajt ka rritur \u00e7mimin n\u00eb Durr\u00ebs. Edhe shum\u00eb apartamente sipas konstatimeve t\u00eb agjencive real state n\u00eb vitet 2019-2021 u blen\u00eb nga agjencit\u00eb polake dhe \u00e7eke me \u00e7mim 500 euro\/m\u00b2 dhe u rishit\u00ebn te shtetasit e huaj me \u00e7mim 750 euro\/m\u00b2.<\/p>\n<p>N\u00eb Lungomare, k\u00ebrkesa e lart\u00eb shtrenjton apartamentet deri 60%<\/p>\n<p>K\u00ebt\u00eb vit, rritje t\u00eb lart\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve ka edhe p\u00ebr nd\u00ebrtimet e reja n\u00eb Vlor\u00eb.<\/p>\n<p>N\u00eb zon\u00ebn e Lungomares, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit, \u00e7mimet maksimale t\u00eb apartamenteve kan\u00eb arritur 2,700-2,800 euro\/m\u00b2 sipas t\u00eb dh\u00ebnave t\u00eb agjencis\u00eb imobiliare \u201cAlbania Property Group\u201d.<\/p>\n<p>B\u00ebhet fjal\u00eb p\u00ebr nd\u00ebrtime q\u00eb jan\u00eb n\u00eb faz\u00ebn e par\u00eb t\u00eb zhvillimit. K\u00ebt\u00eb vit, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit n\u00eb Lungomare, por p\u00ebr apartamente jo me pamje nga deti, \u00e7mimet variojn\u00eb nga 1,200 deri 1,300 euro\/m\u00b2.<\/p>\n<p>Nd\u00ebrsa vitin e kaluar, apartamentet n\u00eb vij\u00ebn e par\u00eb t\u00eb k\u00ebsaj zone varionin nga 1,700 deri 1,800 euro\/m\u00b2 (\u00e7mimet e vitit t\u00eb kaluar jan\u00eb dh\u00ebn\u00eb nga tjet\u00ebr agjenci imobiliare. Rritja 55 deri n\u00eb 58%).<\/p>\n<p>Agjencit\u00eb e pasurive t\u00eb patundshme pohojn\u00eb se arsyeja kryesore e rritjes s\u00eb lart\u00eb t\u00eb \u00e7mimeve n\u00eb Lungomare \u00ebsht\u00eb k\u00ebrkesa e fort\u00eb dhe oferta shum\u00eb e ul\u00ebt.<\/p>\n<p>Tendenca e lart\u00eb e \u00e7mimeve p\u00ebr prona n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimeve n\u00eb Lungomare \u00ebsht\u00eb parashikuar edhe vjet nga agjent\u00ebt e shitjeve, p\u00ebr shkak t\u00eb k\u00ebrkes\u00eb-ofert\u00ebs.<\/p>\n<p>Edhe k\u00ebt\u00eb vit, k\u00ebrkesa p\u00ebr prona n\u00eb k\u00ebt\u00eb zon\u00eb kryesohet nga t\u00eb huajt p\u00ebr sht\u00ebpi pushimi, kurse vendasit kan\u00eb rritur k\u00ebrkes\u00ebn e blerjes me q\u00ebllim dh\u00ebnien me qira.<\/p>\n<p>Mungesa prej vitesh e nd\u00ebrtimeve n\u00eb zon\u00ebn e Radhim\u00ebs n\u00eb Vlor\u00eb, k\u00ebt\u00eb vit ka sjell\u00eb fluks s\u00eb k\u00ebrkes\u00ebs p\u00ebr nd\u00ebrtimet e reja. N\u00eb zonat e reja rezidenciale t\u00eb Radhim\u00ebs, nd\u00ebrtuesit po i shesin apartamentet me \u00e7mime q\u00eb nisin nga 1,400 \u2013 1,500 euro\/m\u00b2.<\/p>\n<p>T\u00eb huajt q\u00eb punojn\u00eb blejn\u00eb sht\u00ebpi n\u00eb Sarand\u00eb, \u00e7mimet rriten 40%<\/p>\n<p>N\u00eb Sarand\u00eb vazhdon rritja e \u00e7mimeve t\u00eb pronave. Vitin e shkuar, \u00e7mimi minimal p\u00ebr apartamentet e reja sipas agjencive mobiliare varionte nga 1,200 deri 1,300 euro\/m\u00b2, nd\u00ebrsa \u00e7mimi maksimal arrinte deri n\u00eb 1,800 euro.<\/p>\n<p>N\u00eb vitin 2023, apartamentet e banimit n\u00eb zonat e reja rezidenciale po shiten me \u00e7mim mbi 1,500 deri 2,500 euro\/m\u00b2. Nd\u00ebrsa \u00e7mimet e pronave buz\u00eb detit, specifike p\u00ebr verand\u00ebn me sip\u00ebrfaqe t\u00eb madhe apo suita rezidenciale vijojn\u00eb t\u00eb shiten 3,000 \u2013 3,500 euro\/m\u00b2.<\/p>\n<p>\u00c7mimet maksimale jan\u00eb nga 1,500-2500 euro\/m\u00b2. Nd\u00ebrsa p\u00ebr disa prona me pozicion t\u00eb favorsh\u00ebm pran\u00eb detit, me verand\u00eb, pra suita, \u00e7mimet variojn\u00eb 3,000 \u2013 3,500 euro\/m\u00b2.<\/p>\n<p>Mesatarisht, rritja e \u00e7mimeve k\u00ebt\u00eb vit \u00ebsht\u00eb 35 \u2013 40%. P\u00ebr nj\u00eb pron\u00eb bashk\u00ebkohore me sip\u00ebrfaqe 65 m\u00b2, \u00e7mimi i shitjes arrin deri n\u00eb 100,000 euro, nga 70,000 \u2013 80,000 q\u00eb ishte m\u00eb par\u00eb.<\/p>\n<p>Shtrenjtimi nisi menj\u00ebher\u00eb pas luft\u00ebs Rusi-Ukrain\u00eb, p\u00ebr shkak t\u00eb rritjes s\u00eb l\u00ebnd\u00ebve t\u00eb para t\u00eb nd\u00ebrtimit. Nd\u00ebrtimet e reja jan\u00eb luksoze dhe p\u00ebrfshijn\u00eb n\u00eb rezidenc\u00ebn e banimit edhe ambiente palestre, SPA apo pishina.
